We do it all!

We have a simple, distinctive difference.  That is that we have an honest and transparent approach to managing your property whereby we focus on the relationship between all parties to the transaction.

We carry out all the processes (and more!) that other agencies provide however our economic ‘all inclusive’ rate means that you know exactly how much you will be paying each and every month. Don’t be fooled when other agencies offer a low management fee – ask what  ALL the fees are.

Nothing is outsourced at A Wiser Choice Property Management.  From the PCR to the Final Bond, we do it all giving you the consistency in management and peace of mind that we are across all aspects of your tenancy agreement minimizing the risk of items being missed. 

Ingoing Property Condition Report

A thorough report will be included with all aspects of the current condition of the property upon approval of the tenant. This report will go with your property maintenance records for further reference.

Routine Inspections

A periodical report of the property will be made, at agreed intervals, giving the tenant ample notice of inspection times, and what is required of them.
The tenant is obligated to allow our agent to access the property for this report to fulfil tenancy requirements.

Home Opens

If a tenant vacates the property at theirs or the landlord's request, the tenant must make available, with approved conditions, home opens for new tenants. We will conduct this service as part of our service package.

Lease Renewals & Negotiation

Ample notice will be given to both landlord and tenant to consider their options before a new lease renewal notice is administered. Both parties will be thoroughly informed of any amendments made to the previous rental agreement.

Liaising with Strata Management​

We are able to save you time by liaising with the Strata Management and communicate relevant information to  both landlords and tenants. We will also manage your Strata Management fees. 

Landlord Payments

Landlord payments can be made on the last business day prior to the middle of the month and on the last business day of te month to your nominated bank account.
